He went under contract on his first property in just 5 weeks - an industrial warehouse listed at $2.2M. He negotiated it down to $1.5M and got the seller to agree to only 13% down with seller financing.

He raised the $200K down payment from local capital partners with none of his own money.

The deal will double in value within 2-3 years for 7-figure profits.

Meet Gervis Carlisle Who Used The One Deal blueprint For Instant Cash Flow

Gervis was a buy-and-hold investor with a couple rentals and some small multifamily experience. As a military vet still working with reserves plus a W2 job, he was looking to eventually phase out his W2 when the time was right.

He was interested in various commercial property types.

Gervis applied the broker calling system and went under contract very quickly on a retail strip center in small town USA. It was 36,000 square feet, fully leased for long-term local businesses including coffee shops, gym, restaurants, and shopping.

He utilized a local bank for 80% DSCR financing and private capital partners for the down payment - requiring none of his own money.

The property was generating $5K monthly cash flow from day one with opportunities to raise rents.

This Is Kapil Singla, Who also Applied The One Deal blueprint

Kapil had built a portfolio of 25 single-family homes in South Bend, Indiana, but they constantly had problems and weren't generating the cash flow he wanted.

He was also doing 25-30 flips per year with crews, but his cash was always out in the next deal - he needed reliable income.

Using the broker relationship techniques, Kapil started talking to local brokers he already knew about getting into commercial. One broker connected him with a seller interested in seller financing.

He found a retail strip center on a busy road with 20 tenants, 100% occupied, with an aging seller willing to do seller financing.

He was able to buy the $2M property with just 15% down using a private capital partner - none of his own money in the deal.

Now he's generating $7,500 monthly cash flow from day one.

I had absolutely no idea about commercial real estate, but I said "Yeah, sure we do."

I went to look at the warehouse and got it under contract, but I ultimately didn't close on that specific warehouse deal.
